Real estate · the first vertical

Your customers keep repeating themselves. Your systems taught them to.

UAE real estate runs across portals, WhatsApp, phone calls, paper, and government apps — and the customer carries the context every time.

Seven journeys, one pattern

The expat tenant

From portal search to WhatsApp to cheques to Ejari to move-in: every handoff, a re-explanation.

The first-time buyer

Between the offer, the valuation, and the trustee, the process goes quiet exactly when anxiety peaks.

The off-plan investor

Years of construction silence between payment milestones, then a handover sprint.

The landlord

Renewal windows, index rules, and notices where one missed date becomes a dispute.

The property manager

Maintenance tickets, service charges, and owners' questions across systems that don't talk.

The resident in the app

The request logged in the app that nobody answers, while the call centre doesn't know the app exists.

The searcher who never arrives

Portal inquiries, virtual tours, and WhatsApp threads that go quiet before anyone ever meets them.

A real, anonymised incident

What this looks like in the field

A real, anonymised incident

What happened

A resident had paid their AC chiller bill a week earlier. The cooling was disconnected anyway. They spent a full day proving the same payment repeatedly, and eventually had to find the person who could physically switch the service back on. The customer had paid. The evidence existed. But the customer still had to bridge billing, customer service, facilities management and field operations.

Where this came from

A real incident, anonymised. No operator, community or provider is identified.

What we think it means

At first glance a billing or reliability problem. The deeper failure was customer effort — the customer had become the organisation's integration layer. Analyst judgment mapped the incident to a defining pain and an intended outcome. Applying the governed selection method, the analyst identified Low-Effort & Seamless Experience as the primary Aspect, with service recovery, self-service, strategy and governance, and initiative execution as supporting Aspects.

(Interpretation — an analyst's judgment, shown as such.)

What may need to change

Not a better apology. A connected journey — payment confirmed, status shared, disconnection prevented, restoration triggered, progress visible, ownership assigned.
